    SALE DEED

    This Sale Deed is made and executed on this 13th day of September 2022,

     

    S/o,W/o,D/o aged about () years, Occupation: R/o , (Aadhar No. XXXX XXXX , Mobile No. ), hereinafter called “THE VENDOR”, which terms shall mean and include his heirs, executors, successors, administrators, legal representatives, and assignees etc., on the one part.

    IN FAVOUR OF

    S/o,W/o,D/o aged about () years, Occupation: , R/o , (Aadhar No. XXXX XXXX ) hereinafter called “THE VENDEE”, which terms shall mean and include her heirs, executors, successors, administrators, legal representatives, and assignees etc., on the other part.

    WHEREAS the Vendor is the absolute owner and possessor of the all plot details Lies in Sy.Nos.    Vide L.P.No: , C.No: Situated at , The same has been purchased through Regd. Sale Deed  Doct.  No  (Link  Doct  Nos. ) all documents are registered at Sub Registrar Office, Ramayampet.

    WHEREAS the Vendor herein offered to sell the  Open Plot No. Lies in Sy.Nos.,   Vide L.P.No: 178/2020/H Situated at REDDYPALLY (Village),  CHEGUNTA (Mandal), Medak Dist., more clearly described in schedule hereto. for a total sale consideration of Rs: /- () to the above Vendee and the Vendee has agreed to purchase the same.

     

    NOW THIS DEED OF SALE WITNESSES AS FOLLOWS:

     

    That in pursuance of the said sale the Vendee has already paid the total sale consideration Rs: 1,36,000/- (Rupees One Lakh Thirty Six Thousand Only)received by Vendor by way of online transfer and the Vendor herein admit, accept, acknowledge the receipt of the same and convey sell, transfer, assigns the said land with all rights, title interests, easements, lines and appurtenances in or upon the said land TO HAVE and TO HOLD the same absolute forever, and if any arrears are found to be payable up to date of this deed execution shall be borne by the Vendor only.

     

    WHEREAS the Vendor hereby declares that the said land is free from all encumbrances and also free from all charges, mortgages and taxes and rates etc.,

     

    WHEREAS the Vendor hereby assure and covenants with the Vendee that the Vendor is the sole and absolute owner of the schedule mentioned property and is solely entitled to convey the same to the Vendee and nobody else has any right, title, or interest in the said property and the property is free from all kinds of encumbrances, mortgages, charges, dues demands, linens and court attachments whatsoever in favour of any one and the sale is an outright and absolute sale.

     

    WHEREAS the Vendor herein this day delivered the vacant, peaceful and physical possession of the schedule property to the Vendee herein together with all the relevant title deeds.

     

    WHEREAS the Vendor hereby agree to keep indemnified the Vendee from all legal litigations, damages and expenses that the Vendee may be put to by reasons of any defects found in the title to the said land hereby conveyed.

     

    WHEREAS the Vendor agree to co-operate with the Vendee in getting mutation in any concerned departments at the expenses of the Vendee only.

     

    WHEREAS the Vendor does hereby further agree with the Vendee at all times hereafter and at the cost of the Vendee to do and execute all such lawful acts, deeds and things for further and more perfectly assuring that said property to the Vendee according to the true intent and meaning of this deed.

    The Vendor hereby further declares as under:-

     

    1. The land mentioned in the document is not the assigned land as defined in the S. assigned lands (pot) Act No.9 of 1977.

     

    1. The land alienated is not the land or its agencies or mortgaged to any others.

     

    1. The market value of the above plot is /- per Sq. Yard, and the total market value of the scheduled property comes to Rs. /-

     

    1. There are no structures existing in the schedule of plot, or any constructions at present going on, if any suppression in the matter may be punished U/sec. 27 and 64 of S. Act.
